A local valuer looks at recent sold prices from HM Land Registry, similar homes on the market nearby and current buyer demand, then adjusts for your home's size, condition and any improvements.
How is this different from an instant online valuation?
Instant estimates use automated models built on past sales. They can't see inside your home, so they miss extensions, renovations and anything that sets your property apart from its neighbours. A local valuer can.
